Independent, Third-party group; Real IQ Studies e-Agent Leads

 

Real IQ (www.realiq.com) an independent, third-party research and consulting firm that specializes in the mortgage and real estate industry recently reviewed 100,000 e-Agent produced leads. Real IQ’s analysis found that the leads produced by e-Agenti were of high-quality and that these leads resulted in transactions at an amazingly high rate, higher than that of any of e-Agents competitorsii.

100,000 e-Agent leads were used for this study covering a 9-month period during 2005. The leads were then compared to the names and addresses with completed residential property transactions recorded in public county records. Of all the potential transactions described in the e-Agent leads (“e-Agent Leads”), one in four of the e-Agent Leads ended up in a completed transaction during the study period. The percentage of e-Agent Leads that closed was higher than leads produced by either RealtyTracker™ and HouseValues®/JustListed®, both of which are competitors of e-Agent. Further, the e-Agent Leads not only closed at a higher rate, but also at a very fast rate, faster than our competitors. The study found that more than 80% of the e-Agent Leads convert into transactions in six months or less.

The time to closing for transactions related to e-Agent Leads is significantly less than other leads generated by other lead generation companies. Stephen Bedikian, a partner at Real IQ explained that in "similar lead analysis studies that we’ve conducted we typically see between 60-65% of leads that are going to result in a property transaction do so within the first six months after the date of lead submission." Bedikian commented on quality of the e-Agent Leads, explaining that e-Agent Lead closure rate "is over 80%, that is at least a 15% advantage over all its competition".


 

In addition to the higher percentage of e-Agent Leads that close, and the rapid pace at which they close, the average sales price of the transactions that stem from e-Agent Leads were found to be almost 70% higher than the national average home sales price in 2005iii.

The average sales price of all closed e-Agent Leads was $352,401, which makes the sales price of our leads, on average, $144,101 more than the national average.

Further, closings related to e-Agent Leads generated in several states had average sales price that was triple the national average home sales price. These top ten states, according to their average sales price of leads generated through e-Agent include:

More in depth statistical analysis by Real IQ revealed that of the transactions that did close, 52% ended up as a sell side transaction while 48% of them were a buy side transaction, and one in twelve of the leads generated, resulted in 2 transactions; both as a buyer and a seller.

At the time of the study not all county records were available and therefore additional transactions could have occurred that unfortunately Real IQ was not able to confirm upon completion.
