e-Agent of the Month

This month we are spotlighting Chris Mangen who will be celebrating his two year anniversary with e-Agent this Month. Chris is the e-Agent for the Carlsbad, Encinitas and San Marcos, CA territories, and has been a real estate agent since August of 1998. He worked part-time the first couple years and continued to work full-time as an editor for the San Diego Union-Tribune, and has been working as a full time real estate agent for three years now.
Chris was attracted to the real estate profession for its unlimited potential because he had hit the top of the pay scale at his position for the Union. When asked what satisfies him the most as an agent, he replied, "The most satisfaction I get in real estate is taking a cold prospect, someone I have no connection to, and not only having that person become a satisfied, but also a friend."
When talking about e-Agent, Chris elaborated on the positive effect that e-Agent has provided for his business, "e-Agent has provided me with a steady supply of leads, so I no longer cold call, though I still work FSBO's. Last year e-Agent accounted for about 40 percent of my business." The other 60 percent of his business was a combination of repeat clients and referrals.
Chris is spotlighted in an upcoming article in the California Association of Realtor's Real Estate Technology magazine which will feature the pros and cons of Internet leads. "The issue will come out this spring. Hopefully it will lead to even more e-Agents, thus increasing leads for everyone." e-Agent would like to congratulate Chris for his success in real estate as well as an accomplished e-Agent.
Chris Mangen's hints to fellow e-Agents:
"Call the promising leads immediately and get an appointment, or at least find out when they are going to act. Many of the deals I've closed have come from leads I contacted within 10 minutes of receiving the lead. I sold one house to a client in Canada who used to live in Carlsbad. He knew exactly where he wanted to live, and I sold him a house he didn't see until move-in day. He was in escrow within 72 hours of my receiving the lead, for a $450,000 house."

Hint of the Month
Most of our e-Agent clients have set up their profiles with an MLS link, but unfortunately some have not. e-Agent requires that all clients have an MLS link set up within their profile so that incoming leads may view local listings. The reason e-Agent requires you to have an MLS link is for your own benefit; this is to help you sustain the lead that comes to visit your e-Agent website. When a lead is denied to see your listings they will be more inclined to keep searching the Internet and possibly work with another agent. Your e-Agent website will be your first contact with your leads, and having an MLS link will be a benefit to both you and to your potential clients.
Your MLS link can be any website that has listings of current properties in your area. This link can be your own website or even your company's supplied public MLS. A very important point when adding your MLS is to make sure that it does not require a login or password; the website should allow instant access for your visitors. We also suggest that you test the MLS website URL and make sure that it is functioning on a weekly basis. We hope that this information can assist you in your success using your e-Agent service.
